Prepping Your Home to Sell
There are several thing you should consider before listing your home. Buyers are looking for a turnKey home and the closer yours is to one, the better. Here are a few key pointers I’ve learned throughout the years in helping my clients sell their homes.
1) Take care of needed repairs. You should have a running list of items that need to be taken care of before it’s ready to show. Look at your trim paint, replace chipped tile, and see if you need to re-caulk any cracks.
2) Curb appeal. Ask a friend to honestly rate your curb appeal. Address those issues (broken limbs, chipped paint, areas that need re-mulching) since many buyers drive by the home first before calling their realtor.
3) Keep up the maintenance. Keeping up with maintenance now will only benefit you in the future. A leaky toilet or roof could come back to haunt you when dealing with price negotiations for bigger issues caused by minor problems that were not addressed.
4) Keep it clean. Keeping your home clean and organized before it goes on the market and up to the accepted offer will allow you to be flexible with showings. Flexibility is key, especially when showing is most convenient for the buyer, not the seller.
5) De-clutter. A prospective buyer wants to see themselves in your home. Replace personal photos with nature-inspired painting or images. Remove everything from the counters and purge these items if needed. Organize your closets, cabinetry and pantries.
